Why Building Owners Work With Us

One broker relationship.
Every vacancy covered.

Managing tenant inquiries, scheduling showings, screening applicants, and coordinating lease execution across dozens of units is a full-time operation. Radcliffe takes that process off your plate — with full compliance on every transaction and consistent reporting so you always know where your building stands.

All leasing engagements are overseen directly by Principal Broker Patrick McCook. Every unit we list and every tenant we place meets the legal requirements of New York State and New York City residential real estate law.

01
Dedicated Representation
Your building is not one listing among thousands. We treat your vacancy pipeline as an ongoing engagement with regular reporting and direct broker access.
02
Full Compliance
Every unit we list and every lease we facilitate complies with NYC broker fee disclosure, rent stabilization disclosure, Fair Housing law, and HSTPA security deposit requirements.
03
Tenant Quality
We coordinate thorough tenant screening — income verification, credit, and background — and present qualified applicants for your review and selection.
04
Regular Reporting
You receive occupancy and pipeline reports on a cadence that works for your operation — weekly, biweekly, or monthly — so you always know your vacancy status and what is in process.

What We Handle

Every step from vacancy to executed lease.

Listing & Marketing
Each vacant unit is listed on MLS and syndicated to major rental platforms. We write the listing, coordinate photography, and manage all incoming inquiries.
Showing Coordination
We schedule and conduct all showings, coordinating access with your building staff. You do not manage prospect scheduling.
Prospect Qualification
We qualify every prospective tenant against your building's income, credit, and household criteria before submitting an application to you.
Tenant Screening
We coordinate credit, background, and income verification for each applicant and present your building management with a complete screening package for approval.
Regulatory Disclosures
We prepare and deliver all required tenant disclosures — rent stabilization status, broker fee responsibility, lead paint, and bedbug history — on every unit, every transaction.
Lease Execution Support
We coordinate lease execution between your attorney or management company and the approved tenant, confirm security deposit compliance, and update all listings upon signing.

Initial Consultation
We speak directly with you or your property manager to understand your building, vacancy profile, tenant criteria, and leasing goals. No cost, no commitment.
02
Leasing Agreement
We execute a leasing agreement that defines the scope of engagement, broker fee structure, reporting cadence, and term. No units are listed without a signed agreement.
03
Unit Activation
Each vacant unit is listed with full compliance documentation in place. We manage the pipeline from first inquiry through approved applicant.
04
Ongoing Management
As units turn over, we activate new listings and maintain your pipeline without interruption. You receive regular reports and direct broker access throughout.
