Housing Stock

Yorkville's housing stock is a mix of pre-war apartment buildings, post-war co-operatives, and newer construction along the Second Avenue corridor. The neighborhood offers larger unit configurations than comparable price points further south, with strong river-view inventory along the East River.

The Q train's Second Avenue stops at 86th and 96th Streets have materially improved connectivity for the eastern half of the neighborhood. With rents starting at $2,800 for studios, Yorkville represents one of the more accessible entry points on the East Side.

Trade-Offs

Strengths

  • More accessible price points than core Upper East Side
  • Second Avenue Subway (Q train) improving transit dramatically
  • Larger unit configurations per dollar than comparable southern neighborhoods
  • East River greenway and Carl Schurz Park access

Limitations

  • Fewer dining and retail options than Lexington/Madison corridors
  • Q train premium not yet fully priced in — pricing window may close as ridership grows
  • Higher 2BR+ rents ($5,200+) reflect East Side pricing pressure

Transit

The 4, 5, and 6 trains serve the western edge of Yorkville along Lexington Avenue. The Q train stops at 86th Street and 96th Street on Second Avenue, providing a major transit improvement for the eastern part of the neighborhood. Bus service along 79th, 86th, and 96th Streets provides east–west crosstown coverage to the West Side. Midtown is approximately 15–25 minutes depending on line and departure point.
